Breezeway – Shop This Home’s Design
For those who are always wanting to know more about our selections and the homes furnishings, this blog is for you! Today I’m sharing all the details from Breezeway, a canal front coastal cottage in Fenwick Island, Delaware, designed for easy living, beautiful water views, and the very best that life on the water has to offer.
At 3,465 square feet with six bedrooms and five and a half baths, Breezeway is one of our more attainable custom homes with thoughtful design and impeccable craftsmanship without the oceanfront price tag.
The goal of this home was to capture the charm of coastal living, fill it with light, and make it a place the whole family and all their guests would never want to leave. A rounded front door. Bahama shutters. A waterfront deck with a pass-through bar. A rooftop deck with amazing sunset views. A custom bunk room that kids will claim for the next twenty years.

Exterior

The exterior of Breezeway is coastal cottage at its best. A rounded front door in Sherwin-Williams Rainstorm sets a welcoming, distinctive tone that you don’t see often, and paired with classic Bahama shutters, slate blue siding and a great front porch, it oozes coastal charm.


Out back, the waterfront deck is designed for living with a built-in ramp that provides easy access to the bay for kayaks and paddleboards.

This large dock with IPE decking is built for coastal environments. It stays cool under foot and is low maintance. Perfect for fishing and catching crabs.

This pass thru bar window is awesome for hosting.


Above it all, a rooftop deck delivers unreal sunset views of Little Assawoman Bay.

Who doesn’t love a rounded front door? It oozes charm from the first impression.

Kitchen
The kitchen is bright, open, and designed for the way beach families actually cook and gather. Custom cabinetry in Benjamin Moore White Dove keeps the palette clean and timeless, while the BM Santorini Blue island adds a hint of coastal color that ties the whole space together.


I love the Pottery Barn Bridget Recycled Glass Flared Pendant lights. They add a little glam but the glass shade keeps it light and airy.

The Columbus Stainless Steel Hood with Light Antique Brass Straps adds just the right amount of charm.

Pro Tip: Take your backsplash to the top! On a smaller kitchen, this detail makes a big difference and gives it a custom look.

Dining Room
Right off the kitchen is the dining room surrounded by water views.

The Marion Woven Scalloped Pendants from Pottery Barn are one of my favorite details in this room. They give the space that effortlessly elevated coastal feel without being kitschy.

Living Room & Bar
Everything in this room points to the water. That was the whole idea. We used Sherwin-Williams Drift of Mist on the walls. A great neutral color choice that is soft and airy. Which is exactly what you want when the focus is on the views.

I’ve said it a million time – move your bar to living area. Especially when you have a smaller kitchen. It spreads out the flow of guests away from the kitchen and chef.

We used a Silestone Seaport Suede countertop and cabinetry painted in White Dove.

Primary Bedroom
The primary bedroom is a true retreat designed to feel like the most relaxing room in the house. Wellen Chesapeake Abstract Rope Wallpaper in Cream addswarmth and organic texture without overwhelming the space.

The Serena & Lily Loire Bed in Coastal Blue is a stunner and paired with their Sanibel sconces, really elevate the room.

A mix of Serena & Lily, Pottery Barn and Kathy Kuo Home, I love the way this room came together. Kudos to our client who chose all the furnishings herself.

Primary Bath
The tile in this bathroom make me so happy! Sophisticated and spa-like, the Levante Brisa Glossy tile from Tile Market on the vanity wall brings a soft, handmade quality I love, while the Costes Stone with Glass Mosaic in the shower adds a beautiful, dimensional layer of texture.

Pro Tip: For a wow factor, tile your vanity wall to the ceiling. It never fails to impress.

The Brittany 72″ Double Basin Vanity with Marble Top, paired with the Pottery Barn Sussex Double Tube Sconces is a showstopper!

Bunk Room
Every beach house needs a great bunk room and it’s a MCH signature element of our beach homes. This space was very narrow: so we custom-built these bunks with built-in storage and closets to make the most of every inch.

The tray ceiling painted in Benjamin Moore Gently Gray matches the custom “W” – a nod to the homeowners last name.

Bunk room design tips: These railings fold down so that top bunk is easier to make and the stairs have pull out drawers for added storage.

We were limited in ceiling space, so this combo light and fan does the trick. This is a great light for small spaces and comes in multiple finishes.

Powder Room
The powder room is one of my favorite places to take a design risk. It’s small, it’s contained, and it’s a place guests always notice. This fish mural wallpaper from Etsy is so fun and paired with the coral mirror, it’s a sweet little bathroom that makes me smile.

Beach Prep Room
Lastly, the Beach Prep Room is our take on a mud room. It has everything you need to get on and off the beach easily including a refrigerator, freezer and sink.

Located on the ground floor with easy access to the outdoor area and outdoor shower. Since this home is in a flood zone, everything you see here is designed to handle a flood including flood vents, pressure treated wood paneling, PVC railings and an elevated laundry and refrigerator.
